Welcome to 11x12.com, operated by 11x12 Solutions. By using this site and its project planner, you agree to these terms. They exist mainly to make one thing clear: the planner gives you a genuinely useful starting point, not a contract.

Planning ranges are estimates, not quotes

The preliminary planning ranges produced by the project planner are early estimates based on the information and photo you provide, typical Greater Toronto Area pricing, and automated (AI) assessment of project scope. They are not quotes, offers, or commitments to perform work at any price. Ranges exclude demolition and removal of existing structures unless stated otherwise. Actual pricing requires a site visit, measurements, material selections, and a written proposal — and can differ meaningfully from a preliminary range.

Concept images are illustrations

Concept visualizations are generated by AI from your photo and describe a design direction. They are not architectural drawings, engineering documents, or construction plans, and the finished work will differ from the images. Details in a generated image (dimensions, materials, placements, plants, furniture) are illustrative only.

Your content

You keep ownership of the photos and information you submit. By submitting them, you give us permission to store and process them — including through the third-party AI providers described in our Privacy Policy — to provide the planning service and follow up with you. Please only upload photos of property you own or have permission to share.

Acceptable use

Don’t misuse the site: no automated scraping, bulk submissions, attempts to disrupt the service, or unlawful content. We may limit or block access that we reasonably believe is abusive.

Site content and availability

Site content (text, photos of our projects, branding) belongs to 11x12 Solutions or its licensors — please don’t reuse it without permission. We work to keep the site accurate and available but provide it “as is”, without warranties, and may change or discontinue features (including the planner) at any time.

Liability

To the maximum extent permitted by law, 11x12 Solutions is not liable for indirect or consequential damages arising from use of this site or reliance on preliminary planning information. Nothing in these terms limits liability that cannot be limited under applicable law. Any construction work we ultimately perform is governed by its own written contract, not these terms.

General
